Charlotte’s many neighborhoods and suburbs all have their own personalities and communities that many residents feel deeply connected to and future homeowners want to be part of.
But the number of homes on the market varies greatly by zip code, and those numbers fluctuate regularly. Compared to 2021, real estate listings fell by an average of 17.3% by postal code in January. But some postcodes saw a 25% jump in listings. And while ZIP codes had, on average, 224 listings available in January, some had as few as 50 homes on the market.

The total number of active listings in the Charlotte area in January was 9,173, according to the most recent data available from Redfin.
Which Charlotte zip code has the most homes for sale?
the 28269 zip code – which includes the Henderson Circle, West Sugar Creek and Highland Creek areas – had the most homes on the market, 448, in the most recent Redfin data. However, the number of listings in this ZIP code was actually down 8.94% from January 2021.
Although the 28212 zip code – which includes the Idlewild Farms, North Sharon Amity and East Forest communities – had a below-average number of listings at 150, it saw the biggest increase in homes listed, a 25% year-on-year growth.
Which Charlotte zip code has the fewest homes for sale?
the 28206 zip code – which includes the communities of Sugar Creek, Optimist Park and Tryon Hills – had the lowest number of registrations as of January 50. This number is down 32.4% from January 2021.
And the 28207 zip code – which includes Eastover and parts of Myers Park – saw the largest year-over-year drop in registrations, down 44.5% to 86 registrations.
